Application Requirements & Documentation

You will need to provide a valid driver's license or government-issued ID.

Monthly gross income must be equal to 2 and a half times the monthly rent and less than the household requirement in the chart below; this can be verified using 6 months of paystubs and 6 months of bank statements (ask the property manager for the additional income documentation you will need). If more than one applicant is applying, the gross income will be combined.

✅ Any person over 18 years of age residing in the apartment must apply.
✅ Each person applying must pay a non-refundable screening fee of $40.
✅ You must have 2-years consecutive positive rental history.
✅ On your credit report, all accounts must reflect positive payment history.
✅ Further documentation may be required based on screening results.

Income Requirements

Application Process

  1. Every applicant will be asked to complete the property application first. This will need to be approved prior to moving forward with the MFTE application. The screening fee for this application is $40.
  2. Once the property application is approved you will be asked to come into the office to fill out the Income Declaration (ID) along with any of the forms below that are applicable to you as well.
  1. Once we review all the documents, the property manager will notify you of your status and progress from there.

*Please note that all tenants will need to provide Renter’s Insurance ($100,000 Liability Coverage) and that the utilities are NOT included in the rent. If you have any other questions, please reach out to us!

Utilities and Required Charges

As an MFTE (Multifamily Tax Exemption) tenant, the lease agreement includes certain provisions regarding utilities and required charges. Please see below for a clear statement outlining the responsibilities of the landlord and the tenant:

  1. Utilities: MFTE tenants are responsible for payment of any required utilities, including electricity, water, sewer, and solid waste. These utilities are NOT covered by the landlord. You are responsible for setting up an account with Seattle City Light and providing your account number to the rental office prior to move in. Water, sewer and garbage are billed to your tenant account each month on the 1st.
  2. Renter’s Insurance: MFTE tenants are required to obtain renters insurance of $100,000 Liability Coverage. The landlord must be listed as an interested party, and this must be provided prior to move in.

It is important to note that the responsibilities mentioned above are specific to MFTE tenants and may differ from the terms applicable to non-MFTE units in the building.
